1 big thing: Climate change's costly bubble

A costly climate housing bubble threatens to erode real estate prices in much of the U.S. in the coming years, Axios' Andrew Freedman writes.

  • Nationally, property prices are currently overvalued by $121 billion to $237 billion when compared to their actual flood risk, according to a new study published in Nature Climate Change.
  • The current prices mask the true danger these properties are exposed to because of factors like outdated FEMA flood maps, National Flood Insurance Program incentives, and homebuyers who don't see climate change as a near-term threat.

The climate change threat poses a particular challenge for residents outside FEMA's 100-year flood zone.

  • Once the higher flood risks become evident, these homeowners will lose equity in their property, a particular threat to lower-income homeowners.

Coastal areas are hot spots. Florida tops the list of high-risk areas, accounting for about $50.2 billion in overvaluation based on the actual threat, the study found, followed by California.

  • In Texas, Houston and Dallas have a significant amount of overvaluation.

This weekend's "Ant-Man and the Wasp: Quantumania" premiere will chart a new narrative path for the Marvel Cinematic Universe, and it's widely expected to be a hit at the box office.

Fans have been itching for this next phase of the Avenger's storyline after disappointment with more recent MCU projects, Axios' Herb Scribner writes.

  • There's particular excitement around Quantumania's Kang the Conqueror character — slated to be the MCU's new major villain moving forward — making a formal debut in the film.

🍿 The good news for Marvel: Theatergoers seem to like the movie more than critics do. It currently has an 85% popcorn rating among verified audiences on Rotten Tomatoes.
