Not one but three Tempe, Arizona police officers are now on administrative leave after the way they handled an incident where a 34-year-old homeless man drowned in a lake. His name was Sean Bickings and it all went down near the Elmore Pedestrian Bridge. Bickings voluntarily jumped into the lake. In bodycam footage that the police force released, he's seen climbing over the railing and telling officers, "I'm going to go for a swim, I'm free to go right?" After they responded that he couldn't swim in the lake, he jumped in anyway. But shortly after that happened, he got into trouble and began floundering in the water and calling for help. What happened next is why the officers are on leave. (read more) |

And it's not just the "gold bugs" saying this. Some long-time gold critics have abruptly reversed their position… Sam Zell, a man who created a $5.8 Billion fortune in real estate, is now buying gold as a hedge against inflation. Another billionaire investor, Ray Dalio, says he sees a paradigm shift happening in the gold market. Which is exactly why I needed to get this in front of you as soon as possible. In short, my colleague Bill Shaw – a renowned hard asset expert – believes that this is the best moment in decades to get in on gold. |

If you think the energy crisis is bad right now, it's slated to get worse. A key petroleum refinery in Texas that produces over 200,000 barrels of fuel a day is scheduled to permanently close by the end of next year. It spams 700 acres and was built back in 1918. Right now, it's cranking out 268,000 barrels of oil a day, 92,600 barrels of diesel each day, 89,000 of gasoline, and 44,5000 barrels of jet fuel. Each and every day. But here's why it may have to shut down even sooner, and what kind of havoc would ensue if it does. (read more) |

The stock market slump hasn't spared real estate investment trusts (REITs), but there's reason to be optimistic in the form of a key measure for the industry. REIT earnings, as defined by funds from operations (FFO), increased by 31% from the first quarter of 2021 to the first quarter of 2022, reaching a new high of more than $18 billion, according to figures from the Nareit trade association. The price/FFO ratio is a strong indicator of how the market values a REIT. Three REITs have done exceptionally well for their shareholders during the Great Recession. They've all outperformed the S&P 500 in terms of total return (which includes both share price growth and dividend payouts). As a result, their price/FFO ratios suggest they're particularly strong buys right now, especially considering their long-term prospects. (read more) |

Michael Meadors, 69, is facing a total of 22 felony counts after what he allegedly did to an 8-year-old girl in his care. He has been in the St. Johns County Jail since he was arrested last July, receiving no bond after one count of sexual battery on a person under the age of 12. According to his arrest report on July 25, an 8-year-old girl was spending the night with Meadors. He was said to be a "family friend as well as the family lawyer." Meadors was reportedly a teacher for over 20 years before becoming a lawyer. Meadors was said to have recorded himself walking into the bedroom where the child was sleeping and molested her. Meadors applied for disciplinary revocation without leave for readmission, which was received on April 28. During a call with investigators listening in, Meadors admitted to molesting the young child. Here's what he had to say for himself and what the girl told him during the assault. (read more) |
